Leases, renewals and walk-throughs, signed without the paper chase
Property management is the same documents over and over, at volume: applications, leases, addenda, renewals, inspections and vendor agreements. SignMaster turns each one into a template, sends renewals to every unit at once, and gets the walk-through signed before you leave the unit.

Where signatures happen in a tenancy
- 1
Application
Turn your rental application into a public signing link, then post it on your listing or print the QR code for the sign out front. Each applicant gets their own copy, can attach pay stubs or an ID right on the signing page, and every response lands in one list.
- 2
Lease
Send the lease and its addenda together: pet, parking, the lead-based paint disclosure. Add each roommate and any guarantor as a signer, choose whether they sign one at a time or all at once, and countersign from the office.
- 3
Move-in inspection
Walk the unit with the tenant and sign the checklist together on your phone or iPad with Sign in person. Still on paper? Scan it in the iPhone and iPad app.
- 4
Renewal
Upload a CSV of leases coming up for renewal. Each row becomes its own envelope, with the tenant's name, email and fields like the new rent filled in from your columns.
- 5
Move-out inspection
Sign the move-out checklist in person with the tenant, so both of you leave with the same record of the unit's condition.
In SignMaster, an envelope is one send: one or more documents going to one or more signers. Bulk send makes one per row, so every tenant signs their own renewal and you track them in one batch.
Lead-based paint disclosure for older buildings
For most housing built before 1978, federal rules require landlords to disclose known lead-based paint and hazards, hand over available reports, give tenants EPA's pamphlet Protect Your Family From Lead in Your Home, and include a Lead Warning Statement attached to or written into the lease. The statement must be in the same language as the lease. Keep a signed copy for three years from the start of the lease.
Some housing is exempt, like short-term leases of 100 days or less that can't be renewed or extended, and zero-bedroom units such as studios unless a child under six lives or is expected to live there. Put the disclosure in your lease template so it goes out with every lease and comes back signed. SignMaster doesn't decide whether a building is covered; that part is yours.
Tenants who read other languages
Tenants can read the signing page, emails and e-signature consent in 6 languages, including Spanish and Vietnamese, and switch languages at any time. You can set each signer's language before you send. The lease is your document, so provide a translated lease where you need one. See signer languages.
Owners, vendors and maintenance
The same account covers the rest of the business: management agreements with owners, service agreements and W-9s from vendors, and work orders your techs get signed on site. Your team shares the templates, and roles decide who can send, who can edit templates and who can only view.
Pricing for property managers
Free covers 3 envelopes a month for one person, which suits a landlord with a unit or two. Every renewal, application response and lease counts as an envelope, so a portfolio needs a paid plan. Solo is $15 a month with unlimited envelopes. Crew is $49 a month for 5 people, and Company is $99 a month for 15. Bulk send is on every paid plan, and new workspaces get 14 days of Crew free.
What SignMaster doesn't do
- It doesn't screen tenants or run credit and background checks.
- It doesn't collect rent, deposits or application fees.
- It doesn't connect to your property management or accounting software. It works alongside it.
- It has no state lease forms and gives no legal advice.
- It sends by email, not text. You can copy a signer's link and text it yourself.
Questions? Answers.
Can tenants sign a lease on their phone?
Yes. They open a link on any phone or computer and sign, with no account and nothing to install. When everyone has signed, each party gets the sealed PDF with its certificate of completion.
How do I send renewals to every tenant at once?
Save your renewal as a template, then upload a CSV with a row per tenant. Each row becomes its own envelope, filled from your columns. Bulk send is on every paid plan.
Are e-signed leases legal?
For most leases, yes, under the federal ESIGN Act and state e-signature laws. ESIGN's general rule doesn't cover certain notices, including eviction notices under a rental agreement for someone's primary home, so follow your state's delivery rules for those. See your state's e-signature law.
Can applicants attach documents?
Yes. Add an attachment field and applicants can upload a PDF or photo, or take a picture on their phone, right on the signing page.
