Listing and buyer agreements, signed the same day
Real estate runs on signatures that can't wait: a listing agreement at the seller's table, a buyer agreement before the first tour, a counteroffer at 9 p.m. SignMaster gets your PDFs signed in person or by link, and every party gets the same sealed copy when the last person signs.

The paperwork in a transaction
| Document | Who signs | When |

| Written buyer agreement | Buyers and the buyer's agent | Before the first tour |
| Seller disclosures | Sellers, then buyers | Before the contract |
| Purchase agreement and counteroffers | Buyers and sellers | During negotiation, often late at night |
| Addenda and amendments | Both sides | Whenever terms change |
| Lead-based paint disclosure | Sellers and buyers | Homes built before 1978, before the contract |
SignMaster doesn't supply forms. Upload the PDFs your brokerage or association gives you, and turn the ones you use every week into templates. Some association forms come with license terms about where they can be used, so check yours first.
Buyer agreements before the first tour
As of August 17, 2024, NAR's settlement rules require an MLS participant working with a buyer to have a written agreement with that buyer before touring a home, in person or by live virtual tour. The agreement must state the agent's compensation as an amount or rate that is objectively ascertainable, and say plainly that commissions are not set by law and are fully negotiable.
That makes the buyer agreement a same-day document. Send it by link the night before, or have the buyer sign on your phone in the driveway before you unlock the front door.
Your agreement, your broker's call
SignMaster delivers the document and records the signature. What the agreement says, and whether it meets your MLS and state rules, is between you, your broker and your lawyer.
How agents use SignMaster
Every send is an envelope: one or more documents going to one or more signers. A purchase agreement and its addenda can travel together in one envelope.
- Sign at the listing appointmentChoose Sign in person and hand the seller your phone or iPad. Each owner is guided field by field, one after the other.
- Send offers by linkBuyers and sellers sign from a link on any phone or computer, with no account. Set the signing order and a sign-by date, and reminders follow up for you.
- Fix it without starting overWrong email or a missed initials box? Correct the unsigned signers and their fields after sending, or void the envelope and send a new one.
- Know where it standsEach envelope's activity shows when it was sent, opened and signed, so you know whether to call the other agent or wait.
- Lock down sensitive filesRequire an access code you share, or a one-time code SignMaster emails to the signer, before the document opens.
- Clients who read SpanishThe signing page, emails and consent appear in Spanish, and signers can switch among 6 languages. Your forms stay in the language you upload.
For homes built before 1978, federal rules require sellers to give buyers EPA's lead pamphlet, disclose known lead-based paint and hazards, include a Lead Warning Statement with the contract, and allow a 10-day inspection period that buyers can waive. Agents share responsibility for compliance. Build the disclosure into your template so it never gets left out.
Pricing for agents and teams
Free covers 3 envelopes a month for one person. Solo is $15 a month with unlimited envelopes, enough for any agent's busy season. Crew is $49 a month for a team of 5, with your logo on every email and signing page. Company covers 15 people for $99 a month, and extra agents are $8 a month each. New workspaces get 14 days of Crew free, no card.
What SignMaster doesn't do
- It doesn't connect to your MLS, transaction-management system or CRM.
- It has no state forms library. You bring the forms.
- It doesn't check commissions or brokerage compliance. Download each signed PDF and file it where your brokerage requires.
- It doesn't handle earnest money or notarization, and it sends by email, not text. You can copy a signer's link and text it yourself.
Questions? Answers.
Can a purchase agreement be signed electronically?
Generally yes. The federal ESIGN Act and state e-signature laws cover most real estate contracts. Deeds and anything that must be notarized or recorded can have extra requirements, so check with your title company or attorney. See are electronic signatures legal.
Do my clients need an account or an app?
No. They open a link on any phone or computer, or sign in person on your device. Nothing to install.
Can both sellers sign the same listing agreement?
Yes. Add each owner as a signer, then choose whether they sign one at a time or all at once. At the table, each one signs in turn on your device.
Will it work with my brokerage's forms?
It works with any PDF. Upload it, place fields or let Alana place them next to the signature lines, and save it as a template. Fillable PDF fields come in with the file.
